Assessment Revaluation Letter

Dear Village of Oliver Property Owner,

The Village of Oliver is required by State statute to perform a full revaluation of all taxable properties within the Village during calendar year 2025. 

State statutes require that within a specific time period all properties within a municipality be assessed at full market value and in compliance with State equalized values.

Due to continual market changes, revaluations are also necessary to maintain equity and fairness in all property assessments and to ensure that each property taxpayer pays only their fair share of the municipalities’ overall tax obligation.

Beginning in June we will be conducting our field review process. During this field review we will be visiting each building site to ensure we have up-to-date and accurate property information.  All residential dwellings, commercial buildings, and accessory structures will be viewed, measured, and exterior photos will be taken. If you are not home at the time of our field review we will leave a notification card on your door to let you know we visited your property. This card will also include contact information should you have any initial questions about our visit.

All categories of vacant land will be appropriately classified and valued based upon their current contributory use.

Once our field review is completed all property data will be analyzed and current market value assessments for each property will be determined. Property owners will be notified by mail of their revaluation assessments. We hope to have the notification process completed by the end of July.

Additional information.

If you are interested in attending, we will be holding an informational session regarding the revaluation process at the beginning of May 27th Village Board meeting. This meeting begins at 6pm at the Oliver Village Hall.
